The AssistantManager New York Terminal Operations is responsible for oversight of terminal facility operations and maintenance under the direction of the General Manager New York Facilities Management.This includes oversight, contract management and validation of the full range of O&M activities required to support and preserve this state-of-the-art terminal facility. Major activities include preventive maintenance, predictive maintenance, appearance care and several specialty systems. This work is performed by a combination of integrated facility management service provider staff and specialty contractors (both full time on site, part time on site and on-call) all performed in an operating passenger air terminal.All activities are undertaken within the parameters of 24/7 airline terminal operations and in accordance with Port Authority of New York and New Jersey (PANYNJ) requirements.
The position will report directly to the General Manager New York Facilities Management, and will be based in New York.
Actively participates in the development of and adherence to facility operations and maintenance performance standards and service goals
Supports the development of engineering and technical facility management standards and reviews operations against those standards and goals.
Monitors facility compliance with applicable codes, regulations, PANYNJ requirements and Delta-approved playbooks and standard operating procedures.
Participates in facility management activities associated with event and emergency response.
Actively monitors performance and execution of Statement of Work for integrated facility management services
Performs extensive inspections and performance monitoring
Actively works with Delta and terminal occupants/stakeholders to resolve issues and maintain effective facility support for operations
Supports General Manager in operational design review, construction, testing, acceptance and startup of new and renovated terminal areas (as required by General Manager, Facilities Management)
Continuously reviews operational performance metrics (Maximo, service provider reports) to ensure compliance with standards, identify trends and ensure operational integrity
Supports best methods for sourcing, contracting, and managing facilities maintenance and janitorial contracts and ensures compliance with all Delta policies and procedures.
Maintains effective relationships with internal customers to understand operational requirements, customer service aspects and financial information to drive best business decisions.
Acts as a technical point of contact for building maintenance, facilities standards, capital planning, contracting for services and project management.
Assists with development and review of budgets, business cases, schedules, timelines, reports for Delta and airport projects, heavy interface with Customer Service team, IT, Cargo, Finance, Legal and other business partners. Limited travel as required to complete projects and manage relationships external to New York.
Leads through demonstration of Deltas core values as outlined in the Rules of the Road.
Works with team members to develop behavior, skills and knowledge needed to ensure optimal performance.
Assists with development of tactical plans that create a safety-conscious environment resulting in employee safety and wellbeing.
General Management Supervision and Training:
Oversees, supervises, coaches/counsels site staff on quality, technical methods, and procedures for working in a wide variety of spaces with special operating requirements (terminal, airline specialty spaces, offices, back of house and exterior operational areas).
Anticipates and recognizes problems and/or issues and brings them to the attention of the appropriate service provider resource or Delta staff member. Follows through to solution.
Exercises strong fiscal responsibility by minimizing expenses, adhering to purchasing and ethics policies and maintaining appropriate documentation for all expenses.
Reviews/ approves work schedules, sets, deadlines, determines priorities, coordinates, and works with service providers to balance workload against Delta operational requirements.
Promotes a culture of quality and safety in all communications.
Exercises strong fiscal management by minimizing expenses, ensuring department adherence to purchasing and ethics policies.
Understands and works within existing collective bargaining agreements to manage staff effectively and deliver results
Performs other duties as assigned.
Ensures personnel are following all local, state, and federal regulations for safety and hazardous materials handling

Demonstrated contribution to effective management of budgets, service provider performance and service provider execution of the Scope of Work as shown through financial, operational and customer satisfaction metrics
Adherence to Delta standards and PANYNJ requirements
Achievement of steady gains in performance through a variety of means such as: reductions in reactive maintenance calls; improved customer satisfaction; improved facility maintenance quality (inspections/reduced breakdowns/improved cleanliness); implementation of performance measurement and reporting.
Effective utilization of technology including the vendor-provided CMMS system and building automation systems.
Skill in communicating effectively with a wide variety of people at various levels within and outside of the organization
Maintenance of effective working relationships with supplier leadership and staff, including union leadership
What you need to succeed (minimum qualifications)
Five to ten years of progressively responsible facility management experience including:
Demonstrated record in transportation operations and maintenance
Comprehensive knowledge of design, operation and maintenance of airline terminal, rail and/or complex manufacturing and infrastructure systems.
Ability to interact with others with tact, diplomacy, and discretion.
Excellent interpersonal and communication skills (both written and oral).
Ability to read and interpret plans and specifications; understand mechanical/electrical/specialty system design and operation.
Strong organizational and leadership skills and ability to respond appropriately to competing deadlines and frequent changes in priorities and schedules
Computer skills including MS Office Suite (Word, Excel, PowerPoint).
